Aedas creates regional headquarters at Colmore Plaza
Global Private Equity Firm, The Carlyle Group, announces that it has agreed the third letting in four months at its award winning office building Colmore Plaza in Birmingham, with the signing of a deal with international architects Aedas, who have taken 5,000 sq ft of Grade A office space on the ground floor of the landmark scheme.
The letting follows the announcements in June of serviced office provider Orega taking 20,000 sq ft and, in September, that leading public service provider Amey had taken 46,000 sq ft.

Relocating from its current office on Hagley Road in Birmingham, Aedas intends to establish its Midlands headquarters at Colmore Plaza, which will also act as a national meeting hub for the company’s international and regional offices. The Aedas team at the building will include, Marcus Wilkins, the newly appointed Division Director of Healthcare Architecture for the UK, as well as the team which originally worked on the design of Colmore Plaza in 2005.
With fit-out work starting in spring 2010, the move will see Aedas creating a regional headquarters with an array of bespoke design features that utilise the building’s high ceilings to create an interactive workspace and, with floor to ceiling glazing, an active frontage to the building.

Colmore Plaza’s location in the heart of the increasingly sought after Colmore Business District also creates an ideal showcase venue for Aedas to hold forums and industry events for the region’s professionals.
Dan Beddow, Director at Aedas, said: “The space at Colmore Plaza provides us with a unique opportunity to create a design workspace and marketing hub that is imaginative and truly flexible. With both the building and the fit-out designed by our own team, we are in a perfect position to create a regional headquarters that works for the entire company’s needs.
“When designing Colmore Plaza, our objective was to deliver a building that embodied presence, flexibility and vitality articulated through refined and robust modern architecture. The result was a building with the highest specification of any office building outside London. Naturally, our decision to relocate into the space expresses our confidence in the building as a landmark premises for us as a global practice as well as being the perfect show case of what Aedas can achieve.”

The lettings to Aedas, Amey and Orega clearly demonstrate how well placed Colmore Plaza is to attract this type of high profile occupier. It is one of the biggest, but most flexible, office developments in Birmingham and is able to meet the requirements of all types and sizes of business. Recently accredited with a BREEAM ‘Excellent’ certificate, tenants can benefit from the building’s sustainable features and, in particular, the efficiencies and low service charge that is passed on as a result of the lower running costs.
Mark Harris, Director at The Carlyle Group, said: “As the architects behind the building, Aedas taking space at Colmore Plaza presents a great synergy with our strategy to offer smaller but expandable space within the building. The large open floorplates are flexible enough to adapt to occupiers of all sizes and requirements, as the recent array of lettings suggest.
“Our on-site management team is always on hand to give assistance and facilities management expertise and anything which lessens the cost and the headache associated with occupational issues is very attractive to both prospective and existing tenants.”
The 14-storey building is owned by The Carlyle Group and is situated in close proximity to all of the city’s main arterial routes to the rest of the UK.
