Power and automation technologies specialist ABB has selected IM Properties’ Hams Hall National Distribution Park to create a new Midlands Distribution Hub.

The company has signed a 10 year lease for Hams 28 – a 28,000 sq ft modern distribution unit – at the development in Coleshill, Warwickshire.  The high bay warehouse with dock level loading includes 2,796 sq ft of office accommodation, plus a 50m secure service yard to the rear.

The 430 acre Hams Hall National Distribution Park includes an intermodal rail freight terminal and is a popular choice with national and international occupiers including BMW, Sainsbury’s, EXEL, Wincanton, DHL, Chubb and BEKO.

John Hammond, Investment Manager for IM Properties commented:  “We are delighted that ABB has selected Hams 28 as the home of its new Midlands Distribution Hub.  The development has proven popular from the outset and we are seeing a consistent level of demand for space here and at our other major Midlands scheme, Birch Coppice Business Park, both of which offer rail freight facilities alongside excellent motorway links.  ABB is a hugely impressive business of international repute and we are delighted that it will be continuing to grow its UK business from one of our developments.”

Adam McGuiness, Senior Surveyor at joint letting agents Jones Lang LaSalle, who acted alongside Colliers International in securing the deal added:  “ABB are currently carrying out fit out modifications to the property with expectations that it will be fully operational later in the year.  This deal is great news for the area and testament to the quality of the property, prime distribution location, and proactive approach taken by IM Properties in securing new tenants.”

Jones Lang LaSalle and Colliers International acted on behalf of IM Properties and GVA acted on behalf of ABB Limited.

Two separate deals totally 70,000 sq ft of warehouse space have also been completed at IM Properties’ Calver Quay scheme in Warrington.  AVC Wireless has signed a new 10 year lease to acquire Unit 1 which totals 26,000 sq ft at a headline rent of £4.85 per sq ft.  The nationwide based company is relocating from nearby Birchwood and offers end-to-end solutions in digital media, IT and infrastructure, renewable energy, electrical recycling, facilities services and satellite broadband. 

In a separate deal, Topgrade Sportswear has acquired Unit 2, which comprises 44,500 sq ft, for a five year term.  The unit which has been taken in addition to their existing warehouse in nearby Birchwood and will enable the company to continue their expansion plans.

“We are delighted to have concluded these deals in quick succession of each other after undertaking a comprehensive refurbishment of both units at Calver Quay,” added John Hammond.  “The properties are situated less than a mile from junction 9 of the M62 and clearly this prime location was viewed a major asset by both occupants.”
