Planning application submitted for Audley Avenue, Newport

A planning application has been submitted by St. Modwen to Telford and Wrekin District Council for a residential development to the north of Audley Avenue in Newport, Shropshire.
The application proposes the delivery of up to 215 new homes on the 8.8 hectare site which sits 1km east of Newport town centre. Reflecting the local townscape, a simple main street layout will provide a loop road through the development with junctions leading to secondary roads, semi-private mews and courtyards. The well contained high quality development offers homes in a mix of sizes and tenures to meet market demand. These will range from two to four bedrooms and comprise a variety of house types from terrace/linked mews cottages to detached properties. Allocated parking and secure cycle parking will also be provided to every home.
The development will include over 2.5 hectares of public open space and an extension to the existing allotments adjacent to the site and pedestrian links will be created through to the adjoining Shukers Fields sports pitches. Potential improvements to the Shukers Fields sports facility include a refurbishment of the pavilion, drainage work to the pitches and an extension to the car park. A new children’s play area will be provided and an extensive network of new footpaths will also be created to allow for widespread public access across the development and beyond.
The primary access road to the site is proposed to be via a new junction along Audley Avenue leading into the site. Trees will punctuate the streetscene throughout the development with a semi ornamental mix of planting used to create attractive and formal character within the areas of public open space. The site will maximise its existing framework of trees and hedgerows, minimising loss of habitat and green infrastructure. The existing tree belt around the site will also be retained and used to contain and screen the new development.
“This Audley Avenue site provides an excellent opportunity for an exciting new residential development which integrates well with Newport,” commented Mike Timmins, ‘Senior Planning Surveyor for St. Modwen. “The site currently has no overriding environmental or physical constraints and provides the opportunity to establish a sustainable new residential development which is both physically and visually well contained. The site was originally identified as being suitable for development in the September 2005 draft Allocations Document for approximately 270 dwellings. Based on the technical work and consultation we have since undertaken for this application we are content that the proposals we have submitted are compliant with the adopted Core Strategy for the area.”
Subject to planning approval being granted by the end of the year, St. Modwen expects work to begin on site in summer 2012.
